By The Sea at Point Comfort
The revitalization of the Keansburg waterfront has taken a vital
step forward, with American Dream Properties' luxury condominiums
at Point Comfort.
The property, at 286 Beachway Ave., on the Raritan Bay, offers spectacular
views out to the sea, the Manhattan skyline, Sandy Hook and the Keansburg
Amusement Park on Laurel Avenue. "By the Sea at Point Comfort" is
adjacent to the site of a former lighthouse, and will be the beacon of the
borough's redevelopment efforts.
In its heyday, Keansburg was one or the most popular vacation sports on
the Jersey Shore, known for its beautiful beaches, fishing,
boardwalk and amusements parks. There is no doubt Keansburg is on the
brink of an amazing renaissance, and `By the Sea' will be at the
heart of it.

Keansburg Borough Manager Edward Striedl says "By the Sea" is the ideal
fit for the borough's waterfront redevelopment plan, noting there is
now a concentrated effort to maximize the community's one-square-mile
exposure to the Raritan Bay.
The property has been vacant for about 10 years. It formerly housed a
movie theater, with a hot dog stand and pizza parlor.
"We are now eliminating substandard buildings and replacing them with the
type of quality projects that will be a benefit to our waterfront
and the community as a whole," Striedl says. "We have been looking for
some time to find the right plan for Point Comfort. Keansburg starts at
$249,900.
"By the Sea" will be an excellent addition to Keansburg." The three-story
building, located just blocks off Route 36, features 14 units and a
rooftop spa, with a landscaped garden, a sundeck and clear views out to
sea for miles. Each unit is about 1,400 square feet, including two
bedrooms, two bathrooms, an eat-in kitchen and all the modern
amenities, such as central air conditioning, fireplaces and balconies.
The grounds are professionally landscaped, including an enclosed, gated
garage with remote control access.
A camera is installed in the lobby; visitors are shown on monitors in the
units they are visiting before being permitted entry.
Prices at 'By the Sea" begin at $329,900. There is likely no other new
waterfront construction in New Jersey that features clear views at
such a low price.Waterfront projects are being built in such communities
as Manasquan and Middletown, with prices beginning near $600,000. In Union
Beach, one town north of Keansburg, new townhouses are selling at prices
beginning at $499,000.
Our homes are ideal for professionals who enjoy the shore, but want to be
close to ferry and train services, as well as major highways. People
who work in New York can take a short commute into New Jersey and live in
an ideal vacation spot, right on the water.
The luxury units are also attractive to investors, who could rent them
out over the summer months at a
nice profit. Residents at "By the Sea" can walk right out to sandy, clean
beaches and a fishing pier. They
are also in walking distance to a host of family-orientated entertainment
venues, including various eateries, the Runaway Rapids Waterpark and such
rides as the Wild Cat Roller Coaster.

"I tell people all the time that you have to experience the serenity of
Keansburg at 3 a.m.," says Streidl, who lives on the water. "You look out
your window and all you see is the shimmering Manhattan skyline. Keansburg
is really an untapped gem."
